Whether you're buying a Richmond Hill home, considering a move, or renewing a mortgage, one number shapes every decision right now: the cost of borrowing. As of early October 2026, Canada's mortgage rate picture is split in two directions — and understanding why matters.
Where rates stand today
The Bank of Canada's overnight rate sits at 2.25%, where it has been held since the October 2025 cut, keeping most chartered-bank prime rates at 4.45%. The Bank's next decision is October 28, and while most bank economists expect a hold, money markets are pricing in roughly one-in-three odds of a quarter-point hike.
Variable mortgage rates track prime directly, and they are currently the cheaper option by a wide margin. The best 5-year variable rates from brokerages and online lenders are around 3.40-3.45% — roughly a full percentage point below the best 5-year fixed.
Fixed rates move with Government of Canada bond yields, not the Bank of Canada, and that is where the pressure is. The 5-year GoC bond yield recently touched a 52-week high near 3.73% and sits in the 3.6% range, up about a quarter point. All of Canada's Big Six banks have raised select fixed rates recently. The best 5-year fixed rates sit around 4.3-4.6% for insured mortgages, while conventional averages are in the low 5s.
Why fixed and variable are telling different stories
Fixed rates are rising because bond markets are worried about inflation: headline inflation is hovering around 3% on tariffs and energy costs, even though core inflation is closer to 2%. Variable rates haven't moved, because the Bank of Canada hasn't moved. That spread creates a genuine decision for borrowers rather than the obvious choice it was a few years ago.
What it means for Richmond Hill buyers
If you are buying this fall, stress-test your budget against more than one scenario. Variable rates are lower today, but if the Bank resumes hiking in 2027, variable payments could rise. Fixed rates cost more today but buy certainty over the term.
One middle path is a shorter fixed term: 2- and 3-year fixed rates are currently priced below 5-year fixed rates from the same lenders, locking in your payment today while keeping you flexible if the rate picture changes in a couple of years.
Whatever you choose, get pre-approved before you shop, and ask your broker to run the numbers at a rate a full point higher. Your comfort with the monthly payment matters more than the price on the sign.
What it means for sellers
For Richmond Hill sellers, the rate picture explains TRREB's September numbers: 5,040 GTA sales, down 9% year over year, with uncertainty about borrowing costs keeping buyers on the sidelines. Demand hasn't disappeared — TRREB reports substantial pent-up demand — but buyers are selective and budget-conscious.
Homes that sell are the ones priced to the current market, not last spring's expectations, and presented to justify every dollar of the asking price. Where buyers run careful affordability math, realistic pricing and strong presentation are your best tools.
If you're renewing
Many GTA homeowners are renewing for the first time since rates began rising in 2022, and most will pay more than before. If your mortgage matures in the next year, start the conversation with your lender or broker 90 to 120 days before renewal — that window lets you lock in an early rate while keeping the option to float down.
Watch the penalties, too: a variable mortgage typically carries only a three-month interest penalty if broken, versus a potentially much larger interest-rate-differential penalty on a fixed one. If there is any chance your plans change — a move, a refinance, an early sale — that flexibility has real dollar value.
The bottom line
Whether the Bank holds or hikes on October 28, the smart move is the same: know your numbers, explore your options, and work with professionals who understand how financing connects to what you can afford — or what your home can sell for — in Richmond Hill's neighbourhoods.
